Housing NWT planning to build 98 new units across the territory

Housing NWT says it is in the procurement stage of a project to build 98 new modular public housing units across nine communities.

Those communities are Ulukhaktok, Tuktoyaktuk, Inuvik, Délı̨nę, Tulita, Fort Simpson, Fort Providence, Behchokǫ̀ and Fort Smith.

“These modular homes will be durable, energy efficient and climate resilient. They will be built for northern conditions and will meet the needs of northerners today and in the years ahead,” housing minister Lucy Kuptana said in a press release published on Thursday.

“Communities were selected based on the number of housing units that have exceeded their expected service life and where there is a demonstrated need for singles housing,” Housing NWT stated.

The homes will be “prefabricated and transported to communities for assembly,” the GNWT stated. A request for proposals to build the homes recently closed and is being evaluated, said Housing NWT communications manager Jeanne Gard.

Construction is expected to begin in spring 2026 and be complete by March 2028, Gard said.

As an example, Gard said Housing NWT is in the process of securing land and appropriate permitting in Fort Simpson to build two one-bedroom duplexes on Red Willow Way and a one-bedroom fourplex on 100 Street on the island. Those will form part of the project.

The zoning variance required to build the duplexes on Red Willow Way was discussed at a village council meeting last month, since the lot is currently zoned for single-unit detached homes.

“We don’t want to hinder housing and putting more units in town, but it must be done in a logical fashion,” village operations manager Mitch Gast said during that meeting.

The matter was tabled until the next council meeting, the minutes for which have yet to be posted online.
