Yellowknife’s downtown post office building is for sale with a $2.75-million asking price according to a listing from real estate agency Coldwell Banker.

The building, designated a heritage site in 2007, has been owned since 2009 by 6133 NWT Ltd, a partnership between Denendeh Investments and JV Developments.

The three-storey commercial property sits at the corner of 49 Street and Wıìlıìdeh Avenue and occupies a four-lot parcel in the heart of downtown.

According to the listing, the ground floor is fully leased, with Canada Post and the Northwest Territories and Nunavut Association of Professional Engineers and Geoscientists (Napeg) listed as tenants.

The second floor is currently vacant and available for redevelopment, while the basement and part of the third floor also generate revenue through storage leases.

The property includes 38 parking stalls and was originally constructed in 1955, with upgrades carried out over the years, the listing adds.

Cabin Radio contacted Denendeh Investments and JV Developments for more information about the factors underpinning the sale but did not receive a response before publication. Coldwell Banker could not be reached.
